Lease Terms & Renting

At Madison Overlook, we offer flexible lease terms ranging from 9 to 15 months, based on availability and daily pricing.

Application Fee: $65 per screened applicant over 18 years of age

Administrative Fee: $250 (non-refundable)

PEP Discount: Pay full app + admin at application and receive ½ off both fees credited at move-in

• Standard Approval: $300

• Conditional Approval (Mid-Level Credit): $600

• Conditional Approval (Low-Level Credit): One month’s base rent

Yes, we do. Here at Madison Overlook, we provide the following services for all of our residents: Valet Trash, Pest Control, Tenant Liability, Personal Insurance, and a technology package (internet, package lockers). The total for these additional fees will be $133, and their will be an itemized breakdown of this total every monthly on your monthly rent.

• Electricity: Resident sets up directly through Georgia Power

• Water/Sewer: Billed monthly, no set up required

• Utility Billing Setup Fee: $6.01

• Final Utility Fee: $6.01

Yes. Bulk high-speed internet is provided for $85/month.

Renewal options are sent 90 days before lease end through the Resident Portal. A 60-day notice is required if you do not renew.

Penalties depend on the option selected on your Early Termination Addendum. Please contact the office for specifics.

Maintenance & Repairs

Yes, our maintenance team is available 24/7 for emergency requests. After hours, call the office and press prompt #3, then leave your:

  • Name
  • Address
  • Phone number
  • Description of the emergency

For life-threatening situations, call 911.

Major leaks, sewer backups, fire hazards, or AC/heat outages in extreme temperatures.

Written approval required. Painting allowed but must be restored at move-out.

Pets

Absolutely! Madison Overlook welcomes dogs and cats with:

  •  Breed Restrictions Apply 
  • No weight limits
  • Limit of 2 pets per apartment
  • $25 monthly pet rent per pet
  • One-time fee: $350 for one pet, $500 for two pets*

• Pet Waste Fine: $300 - per occurrence. Repeat offenders will be issued lease violation

• Pet Finder’s Fee: $200 - If pet is found unregistered during inspection or otherwise- finders fee will be issued in addition to the pet fee

*Breed restrictions apply. All pet-related charges are in addition to base rent and billed separately. All pet fees are one-time, nonrefundable charges and are considered fees, not deposits. Please contact the leasing office for further detail.

Touring & Application Process

A valid photo ID is required for all tours

Applicants must earn 3x monthly rent. Accepted proof: NOVA verification, offer letters, 3 months bank statements.

Rent, Payments & Insurance

On the 1st of each month.

A 10% late fee applies on the 6th.

Yes — $100,000 liability is required and provided for $14/month factored into your monthly rent. Optional additional contents coverage available.

Yes, the Residential portal is available 24/7 for all electronic payments.

Guest & Occupancy

Up to 2 guests per resident in amenities. Must be accompanied. Overnight stays allowed up to 7 consecutive days or 14 days/month.

Requires management approval and may require adding them to the lease.

Yes — minors staying long-term must be added as authorized occupants.

Parking, Storage & Amenities

Parking is open and unassigned.

Garages: $175/month

• Duplicate Key: $10
